There was way more to celebrate than just the new year at 143 Queens Pde East, Newport.
Thanks to a keen buyer, a dedicated agent, motivated vendor and obliging solicitor, contracts to sell the four-bedroom home were exchanged little more than 12 hours before the clock struck midnight on January 1.
And if that wasn’t enough cause to crack open a bottle of bubbles — it was also agent Jane Gamson’s birthday.
The LJ Hooker Newport agent said she didn’t think twice about doing a deal on New Year’s Eve, although it had been a bit stressful conducting negotiations during the silly season and having a pest and building inspection completed on Christmas Eve.
“But everyone just came together and made it happen,” she said.
“If you’ve got a hot buyer you’ve got to stick with it.”
The home is located in Newport’s sought-after Golden Triangle, and had a few buyers circling on it in the weeks before Christmas.
Interestingly, the buyer was one of those who showed early interest in the property, which has been designed for relaxed beachside living.
They found another property, and Ms Gamson thought they had moved on, but found out they had missed out on that home, so negotiations started in earnest just before Christmas.
“My mum was an agent so it wasn’t that unusual to be working at all hours, it’s something we were used to seeing her do,” she said.
The deal was finalised just before noon on December 31, leaving plenty of time for all parties to get to their new year’s celebrations.
Ms Gamson said she could not reveal the sale price, however it is believed to have sold for just under the guide of $2,100,000-$2,285,000.
The buyer is a family from Kellyville who are very excited about their sea change, she said.
She said there had been a marked increase in the number of buyers out an about, especially so early in the year.
“Inquiries in properties are through the roof,” she said.
